Buildings Damage Caused by Stormwater Leaks & Tree Removals

In 2018, ground movement damaged buildings 3 and 4 Ardoch Avenue due to stormwater failures. Tree removals worsened the problem by increasing water retention. As of 2025, repairs are incomplete, and unit 3 remains uninhabitable.

The land between 3 and 4 Ardoch Avenue does not have a functional stormwater system to dispose of surface and sub-surface water flows. The drainage system is in need of urgent repair to prevent further and continuing damage to adjacent buildings.

Ardoch Financial Concerns – Fees & Accounting

For 2023-24, total expenditure was $777,032—up 28% from the previous year. The 2024-25 budget is set at $903,516 (+8%). Key issues include rising fees, accounting irregularities, non-compliant balance sheets, and unaccounted expenses. Transparency and proper management are essential.

About Us

This website has been developed by Ian Warren with the support and encouragement of other lot owners following their collective concerns about community management and conduct in recent years. It is intended to aid transparency and understanding for all owners.

Ian and Jenni have been owner-residents at Ardoch since its re-development in 1995. They have contributed to Ardoch over the last 30 years, including in committee and sub-committee roles. Ian was the inaugural Chairperson of the Body Corporate in February 1996 (Owners Corporation post-2006) and was also Chairperson in later periods until 2016.

Ian Warren – Professional Profile Summary

With over 50 years in Australia’s property and construction industry, Ian has applied exceptional expertise as a professional structural and civil engineer, project manager, and property advisor to his projects, and for almost 30 years voluntarily to Ardoch.

Ian’s credentials were established through iconic Melbourne projects including VFL Park Waverley, the Victorian Arts Centre Theatre Complex, and Flemington Grandstand as the lead project structural engineer. This expertise led to international roles in London (1975) and Kuwait (1976) before co-founding Warren & Rowe (1978), which became one of Melbourne’s most respected engineering and project management consulting firms.

Owners Corporations: In 1989 Ian was the Principal Consultant and engineer for one of Melbourne’s first strata title industrial developments. After semi-retirement in 2007 he was project advisor and project manager for the complex strata-title Pran Central façade remediation project ($2 million, 2013-2017), where he also developed innovative financing solutions for their Owners Corporation.

More recent projects include a $6 million historic building renovation in Mt Martha (2019-2020) and a $2 million CBD Collins Street redevelopment (2021-2022). Ian now concentrates on selective advisory services, applying decades of experience to help navigate complex property challenges.
